Proper steps for a long lasting exterior paint or stain job:

Powerwash or clean using proper cleaners to remove all dirt, mildew and surface contamination.
Allow adequate time for surfaces to dry.
Scrape all blistering, loose and peeling paint as described per individual contract
Sand all areas as needed as described per individual contract
Apply primer as described per individual contract ( not all projects require priming)
Caulk and/or putty all areas as described per individual contract
Apply one or two coats paint or stain as described per individual contract
All grass, concrete, asphalt, shrubbery, decks, light fixtures, roofing, etc. where crews are painting will be covered to protect from overspray, paint drips, and paint chips from scraping.
